EOI Direct provides round-the-clock, online access to insurance information for lenders, mortgage brokers, closing agents, realtors and homeowners in need of a certificate of insurance or summary of a master policy for community associations insured through Brown & Brown, our insurance agency.
To request a certificate of insurance or to view the policy coverage listed on a particular certificate, please visit www.eoidirect.com. If you are a first-time user, follow the links to register and write down your User ID and Password so you can log in to your account when prompted. A delivery charge may apply for mortgagee clause additions, however there is no cost to register for access to the website. Once you have logged on to your account, click on “Evidence of Insurance” to search and access the association policy information you are seeking. EOI Direct’s customer service department is available from 9AM to 8PM (EST) Monday through Friday to provide additional assistance. Those without internet access may also contact the help desk at (877) 456-EOID [3643] to order their certificate over the phone with a representative.

Reflection Lakes Condo 1, since it's a condominium inside an HOA, is governed by both statutes. When buying, selling or living in Condo 1, it's important to know the Rules of both entities. For example, when selling your condo, a $1,000 transfer fee must be paid by the buyer to our HOA per HOA governing documents.
Condo insurance is not the same as homeowners insurance. As a condo owner, make sure your agent knows that you're responsible only for the "paint in" and your own personal property.

The fees paid by Condo 1 owners are paid to Guardian Management Co, but are split between Condo 1 and the Master HOA approximately 50/50. Our portion of the Master HOA fees go to pay for common roads, the pool, the Clubhouse and maintenance of common grounds. Condo 1 fees are for the condo expenses like landscaping of condo property, building maintenance, etc. For fiscal 2024, the total Master HOA and Condo 1 fee is $692.00.
Solar Lights (black and not to exceed 12" above the mulch or stone) for security purposes only may be installed to light walkways. Four lights for units ending in 01 and 04 and two lights for units ending in 02 and 03. And four solar lights may be installed in the rear of any unit in the mulch or stone area only. There must be no interference with mowers and the lights are the sole responsibility of the owner of the unit. A Certificate of Approval (found in the ARB Docs section) must be obtained.

Summit Broadband.

Summit provides one cable box and one router. Other cable boxes for a second or third TV must be arranged by and paid by the condo owner.
If you set up your condo payment through the Guardian Management Portal (gpm.cincwebaxis.com) the portal charges a fee. To make payments for your monthly dues, contact Guardian directly
(239-514-7432) to set up payments without fees.
